How To Obtain A Real Estate License In Lagos

Congratulations! You have made a decision to be a real estate agent. It’s time to get your real estate license because that is a major requirement to be a certified real estate agent.

You need to understand the process, qualifications and cost of getting a real estate license in Lagos.

A real estate license allows real estate agents to legally list, sell, and buy properties on behalf of potential buyers and sellers. Real estate license laws and requirements vary by state. Every state has minimum qualifications and requirements that prospective real estate agents must meet before they can be considered eligible for the real estate license.

To be a registered Real Estate Agent, LASRETRAD (Lagos State Real Estate Transaction Department) has set the following requirements;

LASRETRAD has a categorized licensing regime which is the sole body directly involved in the issuance of a license under the present regime. Applicants have to satisfy the department of their suitability, grounds of experience and character.

You will be required to have adequate training, a referee and guarantor which should be a statutory member of their professional body or association, CDA chairman, community leader or public servant of Level 14 and above.

A prospective real estate agent must be a Nigerian by birth or naturalization.


You must be at least 18 years old with a minimum educational qualification of WAEC, NECO and School Leaving Certificate or have adequate level of real estate agent experience to be determined by the department.


At least one person in your organization must be a member of any statutory professional body recognized in Nigeria such as Nigeria Institute of Estate Surveyor and Valuers, or any registered association of Estate/Rent/Commission Agents, or any other recognized professional body in Nigeria. If it is the Company name, you must show evidence of registration of the business name.


For a company to be registered as an estate agent, it must be incorporated and one of the directors of the company must be a Nigerian and a member of any of the mentioned associations or body.


If a person desires to apply for a real estate license, he/she must first obtain the following documents:

CERTIFIED APPLICATION
This application form can be obtained by applying to LASRETRAD or downloading the application form from the web.


A fee of N5,000 must be paid to any of the designated banks
The completed application form is to be submitted with an affidavit. An acknowledgement certificate will be issued to the applicant.


You must also obtain a tax clearance certificate from Lagos State Internal Revenue Services to prove that your tax payment is up to date.

TO APPLY FOR LICENSE VIA ZONAL OFFICES
The license form can also be obtained at the zonal offices. It should be filled and returned to the same zonal office or to the corporate office with the necessary documents – certified bank payment of the application form (N5000) and tax clearance certificate.

After meeting all the requirements, you will be awarded your real estate license to certify you as an estate agent in Lagos.
