Common Mistakes Home Sellers Make That You Can Avoid

Date:

A home is without a doubt one of the most expensive items one can sell. Selling a home is not only a large transaction but also a complex one which is why these mistakes home sellers make need to be avoided as much as possible.

When one fails to properly plan for the home-selling process, he or she risks losing money. Take a look at these common mistakes home sellers make and try to avoid them when possible.

Choosing The Wrong Real Estate Agent

A bad real estate agent can mar your chances of getting your home sold in time. This is one of the mistakes home sellers make. The Real estate agent you choose should be one that would help you make the largest possible profit in your home sale and not make you lose money. This is why it is important you work with a professional agent that knows the core of his job. Do not work with just any real estate agent because they are your friend or family. Be thorough with your research and choose the right agent.

Not Using a Real Estate Agent At All

Using a bad agent is as wrong as not using an agent at all to sell your home. Not using an agent to help sell their home is yet one of the common mistakes home sellers make when trying to sell their home.

Overpricing your Home

This is a major mistake made by home sellers. Some sellers often make the mistake of overpricing their home in order to leave room for negotiating.

The best thing a home seller can do is try to put their property at fair market value or just below fair market value but when a seller starts to overprice his or her house they tend to loose out on buyers and it would still get to a point where they have to reduce the price so that’s it sells.

Not Decluttering The Home Before Listing.

It is important that you declutter and depersonalize your home. Buyers need to be able to see themselves living in your home. You do not expect a buyer to come into the home you’re about to sell and see your belongings such as pictures and the likes and still be drawn to the property.

Personal effects stand in the way of a potential buyer being able to view a property with an open mind. As soon as you know you’re going to list your home, get to work and start packing up things you know you won’t need and storing them outside of the house. Failure to remind these things basically tells the buyer that it is your home not theirs.

Keeping Décor That’s Too Taste-specific.

Making sure the decor is neutral or minimal is the best way to stage your house for sale. Bold paint colors and design are wrong when marketing homes for sale. This is because the prospective buyer might not like the design and this can make them lose interest.

Not Staging The Home

Staging a home is necessary in today’s real estate market when selling a home. It is important that you select furniture that fits the property so as to make it more appealing. Buyers can easily relate to the property and envision themselves in it if it is staged. Not staging a home is one of the common mistakes made by home sellers.

Not Making Repairs And Fixes Ahead Of Listing

It is advisable to have all minor handyman repairs made ahead of listing the property. If these are not done, a buyer could see signs of minor defects and decide not to go ahead with buying the property. This is because most buyers do not want a project, they do not want to be the one that has to start repairing things after purchasing the property.

Although it may be costly for you as the seller to start repairing such defects in the home, it will definitely increase your chance of a quick sale.
