If you have ever hunted for a flat in Lagos, you know the moment. You finally find a decent place, and the agent says it calmly: one year upfront. Plus agency. Plus legal. Plus caution fee.
Your salary comes monthly. Your landlord wants a full year in one go. Something has to give.
The good news? Monthly rent in Lagos is real now. A handful of platforms let you pay monthly or quarterly, and we checked that every option below is still taking tenants as of November 2026. They are not all equal, though… and some cost more than they first appear.
How monthly rent in Lagos actually works
There are two Monthly rent in Lagos models, and it helps to know which one you are signing up for.
Managed apartments. The platform pays the landlord yearly, then lets you pay it monthly, with a markup for the convenience.
Rent financing. You find the apartment yourself. A lender pays your landlord upfront, and you repay monthly, with interest.
Both fix your cash flow. Neither is free.
The best platforms for monthly rent in Lagos
1. Spleet: best for furnished, serviced apartments
Spleet offers monthly, quarterly or biannual plans on furnished, verified apartments, with power, gas, cleaning and estate dues folded into the price. Shared rooms in Lekki start from about ₦400,000 a month, inspection is free, and it also offers rent loans of up to ₦5 million.
Watch-out: Listings lean toward premium Island locations. If you work in Ikeja, the commute may swallow whatever you saved.
2. SmallSmall: best for flexible payments on verified listings
Formerly RentSmallSmall. You pay monthly or quarterly, skip the agent fee, and move into verified apartments, mostly around Lekki Phase 1, Chevron and Ologolo.
Watch-out: Flexibility is priced in. Multiply the monthly figure by twelve and compare it with a normal annual lease before you commit. Each listing shows the yearly figure beside the monthly one, which makes this easy.
3. Kwaba: best if you have already found your apartment
Kwaba is another good way to access monthly rent in Lagos, but it is rent financing. If you are employed, over 21 and have a clean credit history, it pays your landlord within about 48 hours of getting your documents, and you repay over 1 to 12 months. It works in Lagos, Abuja and Port Harcourt, on any flat you find.
Watch-out: This is a loan. Read the interest rate and late-payment terms carefully, because interest is the biggest complaint. One independent review worked out an effective rate of roughly 35% a year.
4. Airbnb monthly stays: best for transition
New to Lagos or between leases? Airbnb has furnished stays of a month or longer.
Watch-out: Usually the most expensive option. Treat it as a bridge, never a home.

Before you pay anyone for monthly rent in Lagos, do this
- Work out the true yearly cost. Compare twelve monthly payments with annual rent plus agency and legal fees. Sometimes monthly wins once those fees disappear. Sometimes it does not.
- Confirm the platform still serves your area. Nigerian proptech moves fast, and some startups have shrunk or shifted focus. Fibre and Muster, two early names you may see in older lists, have gone quiet, which is why they are not on this one.
- Get everything in writing. Notice period, early exit penalties, and who fixes the generator when it packs up at 2am.
- Know your rights. The Lagos Tenancy Law 2011 stops landlords from demanding more than one year’s rent upfront from a new tenant in most areas (a few high-end districts like Ikoyi and Victoria Island are exempt).
The honest verdict
Need to move fast with tight cash flow? Start with SmallSmall or Spleet. Already found the flat you love? Look at Kwaba. Happy to share a flat? Look at Spleet’s shared rooms.
Just do the maths first. Do your own research too as prices stated here are estimates. Also, paying monthly is a convenience you buy, so make sure you are buying it with your eyes open.
